When it comes to Phuket resorts, if you don't do your homework you might find yourself staying somewhere fantastic or else somewhere completely drab. There are a large number of resorts in Phuket. But let's face it, where large numbers of people congregate, there is always the possibility of unforeseen incidents or accidents happening, causing injuries, disrupting or even prematurely ending what could have been an exiting vacation.

As with any travel destination, no matter where in the world we go, inherent risks are always present. It therefore should form part of good planning to be aware of possible dangers, be responsible and avoid them. It needs to be said that most of the time, injuries are brought about by the tourist them selves. The location, Phuket, or any other place in Thailand, very seldom has anything to do with it. A few simple rules to abide by will certainly almost always see you having a fabulous vacation on this great island, aptly referred to as the Pearl of The Andaman Sea.

Swimming

Irrespective the time of year, Phuket' weather is always warm and the bright white beaches and blue ocean very inviting. However, though there are many safe beaches, small coves and calm bays to swim in, some beaches become treacherous to swim in during, and shortly after the Monsoon Season ends. The Monsoon weather causes dangerous under currents and rip tides that have seen many unfortunate victims loose their lives. In many of these cases, drowning could have been avoided if the safety warnings were heeded. Karon Beach, one of Phuket's most idyllic and primary tourist beaches, is one such beach where extra care needs to be taken from end April to mid December. Though it is wise to always be careful, the rest of the year sees conditions much more conducive the swimming. Note where and when red flags on the beach indicate unsafe swimming conditions and don't swim there. In any event, no matter where you are in the world, if you are not someone who knows how to and have experience in navigating the waves, tie a plastic blow-up beach ball to your swimming trunks. It could end up saving your life. Make sure you get information on the beach conditions from your Phuket resort before just swimming out into the ocean.

Scooters

When most of us arrive on an idyllic island destination and book into hotels in Phuket, road safety or road hazard is probably the furthest from our minds. It is an island after all. From experience I can tell you that many tourists, especially the slightly younger among us seemingly find this mode of transport irresistible. It's just great to jump on a scooter, wind in the hair and whisk away around the island. And it is not just on Phuket, scooters are big on all the islands and all over Thailand and popular among tourists. You can rent these from as little as 150 Thai Baht per day and a tank of fuel at 80 Baht will last forever.

The fact is, lives are lost every year on scooters and motor bikes on Phuket as well as other Thailand destinations. The reason?

The tourist sees the Thai not wearing a helmet, so it is cool to also not wear one. Many, if not most tourists to Thailand, have no license, no driving experience and no knowledge of the road conditions both on and off the islands. Winding roads, steep inclines and declines, sharp bends in the road and loose soil on the road, other road users like trucks transporting goods, are some road conditions, especially on the islands, that can be fatal.

To make things worse is that in Thailand and again especially on the islands, road rules and regulations are not very strictly enforced with the result that Thais has to a large extend developed their own way of driving. The fact is, most Thais grow up on a scooter and drive one daily. It's their primary mode of transport. Most tourists come here with no clue how to properly drive one and also do not understand the un-written rules of the road in Thailand.

To further add to the danger, many a tourist have severely injured them selves and innocent others because of driving under the influence. While you may be requested to produce a valid international drivers license on an island like Phuket, you are less likely to need a license in places like Koh Samui and Koh Phangan. The latter being very famous among our party generation, hence the drunk driving problem. In fact, neither on Koh Phangan nor Samui and in some instances in Phuket you will not even be asked for a license when renting a scooter.

Here are a few tips if you have to rent and drive a scooter in Thailand and especially on the islands:

Wear a helmet! It is not compulsory in Thailand for the passenger to wear a helmet, only for the driver, but make sure both you and your passenger wear a proper helmet.

Avoid driving a scooter after dark at all cost.

Drive slowly. That little two wheeler can throw you very hard.

Don't forget the side stand. It is believed an expat fell and killed himself on a Phuket road recently because the side stand was still out.

Don't drink and drive.

If you cannot drive properly, do not go on the road with a scooter.

When you do rent a scooter, insist on proof that the scooter is insured. In fact, get a copy of the insurance contract's first page or other written form of confirmation of insurance.

Take pictures of the condition of the scooter before you drive it.

Jet Ski's

What could be more fun than jetting across the water on one of these ponies and feel the spray in your face. When done responsibly, jet skiing is a great water sport, but there are a few things that need to be kept in mind. These are powerful toys, they have no breaks, they are fast and few people really have experience in riding them. The number of injuries to tourists and jet ski scams have lead to the authorities pushing to have jet ski's banned from the island all together. However, they are not gone yet. If you are an experienced rider, go out and have some fun, of not, think twice. From experience I can tell you that when two jet skis are heading for each other, the wide ocean suddenly becomes very small. Ask yourself this simple question, if you are on a collision course with another ski, which way are you supposed to turn? Does the other guy know which way to turn? The answer is, you both turn to your right, but I bet 9 out of 10 people do not know this and Murphy's Law says in most cases one will turn to his right and the other to his left and bang. Also, the type of skis rented out on Phuket are big ones, the type you sit on and they are quite heavy. Don't try to jump waves! You will get hurt!

In many countries, jet ski riders needs to successfully complete a skippers course and hold a valid skippers license before they may enter the water with a jet ski. Of course, you need to be of a legal age to obtain the license. This just shows the seriousness and danger associated with jet skis. In Thailand and Phuket, anyone, without any license or experience and of any age may get on a jet ski, sharing the same piece of ocean with you.

The Six Best Beachfront Buys You Could Make Right Now

Will Rogers' investment strategy is as sound today as it was nearly 80 years ago. The trouble is, in the intervening eight decades, people have been aggressively buying up what oceanfront there is. So...what's left for you?

No question, it's harder and harder to find coastline worth owning for sale at prices worth paying. However, our editors have identified six places where the beachfront is both special and under-valued:


Resort Phuket

1. Panama. You know the many reasons why Panama remains one of the best places to invest your real estate dollars (your retirement and second-home dollars, too).

The trouble is, Panama hardly qualifies as undiscovered. Could its beachfront possibly, therefore, be under-valued?

Yes, in particular regions. Not within easy commuting distance of the city. These weekend-getaway beaches have been climbing fast in value, trading hands back and forth among both local and foreign buyers for more than a dozen years.

And not in Bocas del Toro, on the Caribbean, where, again, the gringo developers, agents, and buyers have created a bubble for themselves.

Veraguas. That's the place to look right now. This large province about three hours west of Panama City hides the best Pacific coast buys in all Central America.

Plus, remember, Panama uses the U.S. dollar as its currency, meaning no exchange risk.

2. Dominican Republic. Cheapest Caribbean beachfront you can buy today. I'm talking quintessential beachfront of the variety that, for many, defines the word. Soft white sand bordering gently lapping emerald water. The same white sand and emerald water you find at St. Lucia or St. Barts, only way more appealingly priced, be you a would-be second-home owner or a speculator looking to flip quick.

The best opportunities are on the Samana Peninsula. The spotlight is on Cap Cana (where The Donald is developing Trump at Cap Cana). That's why you want to focus your attention northwest (to Samana) instead. This lush, green region boasts more than 20 miles of white-sand coast.

Look specifically around Las Terrenas, today little more than a small fishing village--which is part of the attraction. The expat community here of 2,500 is growing quickly. You can buy a condo right on the beach for ,600 per square meter or one with an ocean view for ,100 per square meter. Rentals yields are above average, at 6% to 8% net per year.

Undeveloped beachfront is remarkably affordable. Where else in the Caribbean could you buy prime white sand with services for as little as a square meter? Hillside lots start as low as a square meter.

3. Uruguay. Like both Panama and the Dominican Republic, Uruguay's beachfront property market is not primarily dependent on American buyers, an important point to keep in mind if you're shopping with an investment agenda today.

In Uruguay, we have two specific recommendations, the first for investment, the second for part-time or retirement living.

First, the investment pick: Rocha province. Tourists and buyers, both, have focused to date on Punta del Este in neighboring Maldonado province. Rocha, to the northeast, has equally attractive beaches. And, as Punta del Este and its surrounding resorts expand, it's these Rocha province beaches to the north that will benefit from the spillover. Furthermore, for Brazilians (who make up a fair part of the Uruguay market) driving south to Uruguay's safe, cheap beaches, Rocha means less travel time.

Second, the lifestyle play: Piriapolis, with its beautiful bay, quaint rambla (or boardwalk), café society, grand old hotels and casino, and first-class marina. Real estate values in Piriapolis will enjoy appreciation, we believe, in coming years; still, the attraction here, really, is the lifestyle. This is a safe, relaxed, friendly place, a throwback to small-town America a half-century ago.

Piriapolis is also home to the only private residential community of its kind in the entire country, the current project of friend David James. David's Sugar Loaf Ocean Club and Spa is not on the ocean, but every resident will enjoy sparkling ocean views, as well as high-end services and amenities...at very un-high-end prices.

4. Ecuador. Ecuador's coastal market, specifically around Salinas, Montanita/Olom, and Manta, is on fire. This is a place to shop for instant investment gratification. Properties, our on-the-scene contact reports, are bought and then flipped the following month for 20%, 30%, even 50% profit and more.

Right...that level of activity rings alarm bells. Keep your wits about you.

In Salinas, buy a condo, either finished or pre-construction, for both capital appreciation and rental return.

If you've got a little more patience, look to more remote coastal regions, where it's possible to buy for as little as to per square meter. This translates to ,000 to ,000 for two-and-a-half acres of beachfront property. Beat that.

Remember, though, this is a much longer-term play. You're buying in fishing villages, small, forgotten stretches of coast that will enjoy, our sources advise, considerable appreciation but that right now have no services and no amenities. You won't see the upside here within a month or even a year. In places like Machala, Playas, Manglaralto, Canoa, and Jama, you've got to be willing to wait three to five years or longer to exit.

5. Philippines. Historically overshadowed by neighboring Thailand and Bali, the Philippines, with its powdery white-sand shores, clear blue waters, and year-round sunshine, is beginning to attract attention...and tourists.

For the past three years, and for the first time since the 1970s, the country's economy has seen an annual growth rate of at least 5%, and, last year, the peso was the strongest-performing currency in Asia, an accolade it's expected to earn again this year.

Meantime, the country continues to suffer from a case of bad press, thanks to political instability and bombing incidents.

In other words, this is just the kind of situation we contrarian investors look for.

Boracay, an island 200 miles south of Manila, is the play. The island's first international resort, the Shangri-La Resort and Spa, opens this year, and Boracay is emerging as the jewel in the crown for the Filipino tourism industry. Investors in the region who have historically put their money into beach resort regions like Pattaya, Phuket, and Bali are today looking to Boracay.

Seven condo projects are being developed on the island as I write, a very small number compared with the 110 new projects under way on Phuket, for example. The government is keen to control over-development and has placed a moratorium on new construction until July 2008, by which time a master plan for development on the island is expected to have been completed.

This kind of limited inventory is, of course, further good news for the investors among us.

Right now, you'll pay about ,300 a square meter for an unfurnished condo. We expect prices to double in the next two to three years. (When buying purely for investment, this is the level of return I look for--a double in two to three years.)

Furthermore, this is a short-term rental market where demand far outweighs supply and net rental yields are running an attractive 11% to 12%.

6. The Caribbean coast of Costa Rica. I've ignored this side of Costa Rica since, 15 years ago (my most recent visit to Costa Rica's "other" coast), my rental car was broken into and my knapsack and camera were stolen, midday, on one of the busiest streets in Limon.

Again, that was 15 years ago. Yet, I've been prejudiced ever since and have readily believed reports that this part of Costa Rica is too unsafe for wise foreign investment. Friends and contacts in the country today tell me my position is all wet. Or at least outdated. So I'm preparing to take another look.

I can tell you from memory that the beaches are beautiful, and I can tell you from recent reports I trust that they're seriously less expensive than their Pacific coast counterparts.

Who's buying, why, where specifically, in what volumes, and with what exit strategy in mind I can't tell you yet. Watch this space.

The kids club with a railway theme depicting a ride from the mountain to the sea offers TV, playstation, arts & crafts, games karaoke corner and much more.

Resort Phuket

Vacationing has always been much more widely practiced in Europe then in the United States. US workers tend to do more working and less vacationing that our European counterparts.  Statistically, Europeans have an average of 30 vacation days while here in the USA we average about 10 or 11 days of vacation. The Europeans living in big metropolitan cities will vacation to seaside locations in Europe, Asia, the Mideast, Africa, the Australian Continent, and across the pond to the United States.

In 2009,  laws passed in the United Arab Emirates regulating vacation  ownership and agreements were signed between developers and RCI pertaining to their  exchange.

We are excited to say that there is a new Vacation Ownership Association of Southern Africa which is hosting a conference in Johannesburg, South Africa to discuss the changes in the industry laws. New to South Africa is the Zorgvliet Private Residence Club and their offerings  of ownership in a luxurious river lodge on approximately 40,000 acres of privately owned Big Five Game Reserve, or  of a vineyard and boutique hotel.

In London, the Fractional Summit was to help participants understand the emerging  market in Europe.

For economic reasons, many who could afford to buy the entire vacation home are opting  to purchase a portion of the property as a way to share the economic  risk, cost, and maintenance expenses with others.  

Many vacation ownership  purchases in Asia, Africa, and Mideast locations may also include the use of other luxury assets and amenities during their stay. Consumers are opting for more access to luxury vehicles or other luxury transportation options such as yacht usage, boat docking, butler service, and even flight hours on a private jet. RCI has added two Malaysia luxury resorts as affiliates and they are the Country Villas waterfront homes and the Palace of the Golden Horses. The Palace of the Golden Horses and the Country Villas are located 20 to 30 minutes from Kuala Lumpur International Airport.

Millennium Resort, Patong Beach, Phuket, Thailand will host Asia's first shared ownership conference Oct 12-13, 2009 called the Alternative Ownership Conference Hotels and Resorts-Asia Pacific to help provide knowledge and understanding of this growing industry .

Penang Moves Up the Big League

The first thing that strikes you about Penang is the island's old world charm. Lining the streets of George Town, are well-preserved heritage buildings and shophouses each with its own history. The streets come alive at night with inexpensive and delicious local fares that can be found at every nook and cranny.

A few streets away, however, symbols of capitalism and progress are apparent. Next to Peranakan influenced shophouses and colonial buildings are shopping malls and modern skyscrapers.


Resort Phuket

This unique architectural and cultural townscape that combine both the traditional and modern, is what makes Penang so charming. In recognition for this unique trait, George Town was accorded a listing as a UNESCO World Cultural Heritage in July 2008. This has further boosted Penang as an attractive tourism destination.

Moving beyond tourism

However, Penang is not just banking on its tourism industry to keep its economy afloat. It is also home to various high-tech electronic plants located within the Bayan Lepas Free Industrial Zone, in the southern part of the island. In recent years, however, the state has been experiencing a gradual decline of foreign direct investments due to cheaper labour costs in China and India.

As such, Penang has been repositioning itself as a hub for medical tourism to further improve its attractiveness as an investment destination. Besides perennial favourites like Kuala Lumpur and Johor, Penang is fast emerging as popular real estate investment destination among foreigners and Malaysians looking for a second home.

According to the Malaysia Property Incorporated (MPI), a trade body that promotes Malaysian properties internationally, in 2008, Indian investors were the fourth largest in residential property investments in Malaysia after Singapore, the United Kingdom and Korea in the three states. Today, Penang has the third-largest economy, after Selangor and Johor.

One island, many varieties

Known as "The Pearl of the Orient", Penang is an island of 285 sq km located in the Straits of Malacca with an estimated population of 1.5 million. Although smaller than Singapore, Penang has a lot to offer. The island is irregularly shaped like a tortoise with a hilly and forested interior that divides the island into two.

Balik Pulau (meaning Back of Island), located on the west coast, is the sleepy part of Penang that is served by only one main road cutting through hilly terrains and scenic reservoirs.

The main buzz, however, lies on the east and north coast. In the Batu Ferringhi and Tanjong Bungah vicinity, luxury hill top condominiums and villas can be found with breathtaking views of the Andaman Sea. These areas are considered prime locations.

Batu Ferringhi is lined with hotels, beach resorts and international schools. Some notable hotels and resorts include Shangri-La Rasa Sayang, Shangri-La Golden Sands Resort, Grand Plaza Parkroyal, Holiday Inn Resort and Ferringhi Beach Resort. Upland International School is also within walking distance.

Tanjong Bungah is also dotted with many hotels, though not as upscale as those found in Batu Ferringhi. The area has also become a favourite spot among expatriates due to the many medium to high-end condominiums in the vicinity. In addition, it is near to Dalat International School and the shopping district of Gurney Drive.

Big developers making inroads

Being an island, land prices come at a premium due to the scarcity of land versus the limited number of high quality developments.

"If you study the geography of Penang, only half the land can be developed. The other half is actually very hilly. That is why property prices in Penang tend to move upwards," says Juanita Chin, head of project marketing for Reapfield, a Malaysian based property agency.

Local building regulations here also limit hill top developments for safety reasons. Anything built 250 ft above seal level is not allowed. As such, most high-end residential developments are built in Batu Ferringhi, Tanjung Bungah, Gurney Drive and Queensbay.

The growing popularity of Penang as a retirement home for foreigners and the rising affluence of Penangites are helping to fuel demand for high-end homes. And developers in Malaysia have been quick to act on consumers' appetite for luxury properties.

Various Kuala Lumpur based developers like IJM Land, S P Setia Berhad, Plenitude Heights Sdn Bhd and Eastern & Oriental (E & O) Property Development have now made inroads in Penang, competing alongside local big boys like Hunza Properties Berhad.

The scarcity of land, however, means developers have only one way to go - reclaim more land. Currently, there is one major reclaimation work taking place near Penang Bridge for IJM Land's mixed-use development, The Light. E & O's development in Seri Tanjung Pinang was also built on reclaimed land.

Developments to watch out for

Driving along Tanjong Bungah and Batu Ferringhi, one cannot help but notice rows and rows of high-end looking condominiums and landed homes being offered for sale. However, investors should go in with their eyes wide open, as some of these projects may not be as luxurious as they seem. A sure-fire way is to engage reputable real estate agents familiar with the local property market and to go for developers with a strong track record.

Medium to high-end projects that are currently being offered by reputable developers in Penang include Plenitude Heights' Bayu Ferringhi in Batu Ferringhi, Hunza's Infinity in Tanjong Bungah and Gurney Paragon in Gurney Drive, IJM Land's The Light near to Queensbay, Eastern & Oriental's (E & O) Seri Tanjung Pinang in Tanjung Tokong and S P Setia's Setia Pearl Island in Bayan Lepas.

Batu Ferringhi

Plenitude Height's luxury freehold offering, Bayu Ferringhi is located on the north western part of Penang in the touristy Batu Ferringhi area. The development comprises 44 units of 3 storey semi-detached houses designed exclusively as linked bungalows and a 32-storey condominium tower. The whole Bayu Ferringhi development is built on elevated land providing breathtaking views of the Andaman Sea.

The landed homes use glass windows as well as sliding doors liberally to capture the beauty of beachfront living. Each unit also comes with high ceilings in the living and dining areas. Bayu Ferringhi's semi-detached houses are priced from RM1, 762, 000 onwards and are expected to be completed by June 2011.

The condominium offers 112 exclusive "bungalows-in-the-sky" apartment units and is expected completed by March 2012. The units have been uniquely designed as four detached residences on each floor each offering optimum sea views. Prices start from RM764, 000 onwards.

Such condominiums with ocean views can command top dollar while rentals for a three-bedroom apartment can yield between RM4, 000 to RM5, 500.

"There are some sea view projects here that were first launched at RM400 per sq ft. Three years down the road, prices have gone up to RM600 to RM 650 per sq ft and is still moving," says Chin.

So far 70 percent of the entire development has been sold. Foreigners made up 65 percent of the total sales.

Tanjung Bungah

Hunza's Infinity is a freehold project comprising two towers right next to a beach. Comprising 119 units of condominiums, penthouses and cabanas, Infinity is ideally situated 10 minutes away from Gurney Drive and Batu Ferringhi, The condominium is set 5m above the ground level with Tower A giving you the best ocean view. The entire development speaks of opulence with generous floor to ceiling height and spaces. There are only two units per floor giving residents a sense of privacy.

Condominium sizes range between 3, 693 sq ft 4, 866 sq ft making them particularly attractive for staying or leasing. Prices at Infinity start from RM1.745 million onwards. Infinity's expected rental yield is about 6 to 8 percent per annum.

Gurney Drive

Hunza's other luxurious offering is Gurney Paragon, just next to CapitaLand Mall's Gurney Plaza. Smacked right in the middle of Gurney Drive, Gurney Paragon offers the best of city living with ocean views. This freehold development comprises two condominium towers and a shopping mall of more than 1 million sq ft retail space. Gurney Paragon enjoys frontages of both Gurney Drive and Jalan Kelawai.

The East Tower offers two units per floor and they come in generous sizes. Typical units range from 4, 586 sq ft to 4, 629 sq ft while duplexes range from 5, 404 sq ft to 5, 728 sq ft. A penthouse unit comprises 10, 442 sq ft of space. The West Tower offers four units per floor ranging from 2, 810 sq ft to 3, 154 sq ft. Penthouses come in sizes of 5, 867 sq ft and 6, 792 sq ft. All units have spacious balconies.

Prices at Gurney Paragon start from RM1.75 million onwards. Gurney Paragon's great location makes it a popular investment among Singaporeans. The expected rental yield is about 6 to 8 percent per annum.

Queensbay

IJM Land Berhad is currently reclaiming 152 acres of land for its ambitious project called The Light. Located just 10 minutes away from George Town and next to the Penang Bridge, it will be developed in three phases over 12 years.

The project has an estimated gross development value (GDV) of RM5.2 billion. When completed, the freehold development will comprise 1,177 residences, including waterfront villas and condominiums.

The first phase of the residential series, The Light Linear, comprises 328 units with built-up from 1, 475 to 1, 539 sq ft. Phase one was launched in August last year at an average price of RM410 to RM450 per sq ft. All the non-bumiputera units were sold, bringing sales to 82 percent. Foreign homebuyers made up 5 percent of the project's purchasers.

Tanjung Tokong

E&O's Seri Tanjung Pinang is a seafront residential project located on the northeast coast of Penang. Approximately 5km from Georgetown, this development was built on 908-acres of reclaimed land. Only the first phase, comprising 240 acres of reclaimed land, had been developed. To date, over 500 landed residential properties have been developed and sold in the first phase.

E & O in January announced that it would launch the RM 1.8 million luxurious condominium called The Quayside in early February. The estimated gross sales value for the first phase, which includes the Quayside and Straits Quay, is RM 4 billion.

Bayan Lepas

In southern Penang, S P Setia is building Setia Pearl Island which is located near to the Penang International Airport and the Bayan Lepas Free Industrial Zone. Setia Pearl Island comprises freehold detached and semi-detached houses as well as a condominium tower called Reflection. Sprawling across 112.6 acres, the development is divided into six isles each with its own unique character.

"The free trade zone is a driver for Penang's economy. The people who work here are in the middle income group, which is our target audience," says Yeoh Chee Beng, sales and marketing manager for SP Setia.

S P Setia is currently focusing on The Isle of Conifers which has 3 storey detached and semi-detached homes that overlook a meadow of coniferous trees. In the middle of March, Setia will be launching the Aura and Caria semi-detached homes within the isle with a pricing of RM1.368 million onwards.

Yeoh also revealed that S P Setia had sold out 65 percent of its 315 units at Reflection. The condominium units come with a built-up area ranging from 1, 077 sq ft to 1, 512 sq ft and were sold at RM 360 per sq ft during its preview. Units from the fifth floor onwards command sea views. Reflection can command RM2, 000 in rental yield per month. Reflection will be launched again in February 2010 with the units to be priced from RM430, 000 onwards.

Jesselton

S P Setia will also be launching Brook Residence comprising 11 bungalow units at Brook Road, off Jesselton Road at the end of the year with a pricing of RM5 million onwards. Jesselton is a small and exclusive residential area which is also known as the "rich man's row".

Plenty of room to grow

Market watchers are confident of Penang's real estate sector saying there is still plenty of room for growth, judging by the influx of quality developers here.

"Property prices in island such as Singapore and Hong Kong, tend to go upwards. The same for Penang," says Chin.

"Penang is a unique island and is a hot tourist spot in Southeast Asia. The value of properties in Penang is very valuable due to the limited land," says Yeoh.

Although Penang's infrastructure has yet to be fully developed, the island offers a slower pace of life and a rich culture. Foreigners also find Penang very affordable. Unlike Bali and Phuket which are too tourist centric, foreigners get to enjoy the same cost of living as Penangites. Perhaps, it is for these reasons, Penang has the most number of Malaysia My Second Home (MM2H) retirees.

Home buying tips in Penang:

Malaysia is the only country in the Southeast Asia offering free hold properties with 100 percent foreign ownership. Here are some tips for those looking to invest in Penang:
• Foreigner will first need to enter a sales and purchase agreement with a developer.
• Investors can only purchase properties that are above RM 500, 000.
• Investors should only buy from reputable developers with a strong track record.
• Investors cannot sell their properties for the first three years after signing the purchase agreement.
• Investors can enjoy bank loan from up to 60 to 75 percent from Malaysian banks.
• Those who apply under the MM2H programme can get up to 80 percent loan.
• There is a 5 percent tax on capital gains under the Real Property Tax Gains (RPGT) ruling for those sell their properties within the first five years.

Haiti is also famous for its painting, and finally for its ruins...for example the Sans Souci Palace, the most famous ruins in the Caribbean. Exactly, this enigmatic palace is considered a Cultural Heritage for Humanity by UNESCO. Originally constructed by black slaves, now Sans Souci is one of Haiti's main tourist attractions.

In 1975, many Haitian people were shocked to open their newspapers and see photographs of Gerthie David Miss Haiti in El Salvador. After winning the Miss Haiti title, Gerthie went to San Salvador, the capital city of El Salvador, to enter the Miss Universe Contest. The competence was exhausting, very hard, for example Miss Bolivia, Jackeline Gammarra, great favorite, was eliminated. This day, Miss Haiti looks like a black goddess. When Bob Barker, the host this pageant, announces the final placements, Gerthie was cheered by the entire auditorium. Suddenly, her pulse rate beats at thousand per minute... "First runner-up is Miss Haiti!", said Barker. She was one of the most exotic delegates in all history of Miss Universe. In the 1970s, Gerthie David was a model from Port-au Prince and she became a symbol to the Haitian youth.
Next months, in London, Joelle Apollon, Miss Haiti-World, came in sixth place at Miss World 1975.After sixteen years, Marjorie Vincent, formerly Miss Illinois 1991,won the title of Miss America Pageant. The first Miss America to originate from the Caribbean. In other words, Marjorie Vincent has Haitian roots. Furthermore, she was the second black woman to win the pageant.

SPORTS

Like in Brazil or Italy, the football is the most popular sport in Haiti. Certainly, the national pastime is the football. A different of the Dominican Republic or Puerto Rico, the Haitian people don't like the baseball. In the 20th Century, football became the most popular sport in the Island, thanks to such heroes as Sylvio Cator, Joseph Gaetjens and Emmanuel Sanon. In 1974 Haiti qualified for the World Cup in Germany.

Emmanuel Sanon was one of the Haiti's most popular players and played at the 1974 World Cup. Sanon made a great contribution to Haitian football because he played in more World Cup qualifiers any other Haitian. He is still very popular with local fans. Other phenomenal talent was Joseph Eduard Gaetjens. He represented both Haiti and the United States. He made FIFA World Cup History: When scored United States opening goal in the 1950 World Cup against England. Joseph came to the United States in the 1940s to play in the American Soccer League. His beautiful play in the Brookhattan Club made in a national star. In 1953, he played for Haiti for the first time.

It's practically impossible to talk about Haitian athletes without mentioning Sylvio Cator. He is a legend in this sport. Cator won the silver medal in the long jump at 1928 Amsterdam Olympics. Cator returned home to a hero's welcome. From 1928 to 1930, he was record man in the long jump. Cator was a marvelous jumper and footballer. He also played an important role in popularizing football in the Island (it was the captain of Haitian National Team).

Since then, he is an example for young people in Haiti. He died in November 1938, but today the people of Haiti still think of him with respect. Many years after Cator's death, the National Stadium in Por-au-Prince was renamed in his honor. Cator was the first of the great Caribbean sportsmen that would come to dominate world track and field.

Dudley Dorival (track and field): Dudley Dorival was born on 1 September 1975 in Elizabeth (New Jersey, USA). Dorival is the son of Haitian parents and got Haitian nationality just in time for the XXVII Summer Olympics Games. Since the 2000 Olympics, Dudley Dorival has competed in international competitions under the banner of Haiti. In Sydney (Australia) Dorival finished 7th in the 110m hurdles. He became the first Haitian to Olympic finalist since Yves Jeudy (boxer) in 1976. He won the silver medal at the 1994 World Junior Championship, the bronze at the 2001 World Chanpionship and the gold medal at the 2002 Central American and Caribbean Games El Salvador. Dorival is one of the best sportsman in the history of Haiti.
